Terms of Service

By creating an account, starting a free trial, subscribing, or otherwise using TaxDeedIQ(the “Service”), you agree to these Terms and to our Privacy Policy. If you do not agree, do not use the Service.

If you use the Service on behalf of a company or other entity, you represent that you have authority to bind that entity, and “you” means that entity.

TaxDeedIQ is an information and research toolfor tax deed, tax lien and foreclosure auctions in the United States. We collect information published by county and state authorities and other public sources, organize it, and present it alongside our own analysis, including a proprietary 0–100 “Safety Score”.

The Safety Score is an opinion generated by an automated model from a limited set of attributes. It is not a title search, not a lien search, not an appraisal, not an inspection, and not a prediction of outcome or profit. A high score does not mean a property is safe to buy, and a low score does not mean it is not.

We do not participate in auctions, do not place bids, do not act as your agent, and do not have any interest in the properties shown.

Auction data changes constantly and frequently contains errors at the source. Auctions are postponed, cancelled, redeemed, or corrected without notice, and our collection runs periodically rather than in real time. Data shown in the Service may therefore be incomplete, outdated, or wrong.

You must independently verify every material fact — including auction date and time, opening bid, parcel identity, assessed and market value, property status, encumbrances and surviving liens — directly with the county, the clerk, the auction operator, and your own professional advisers before acting. We do not warrant the accuracy, completeness, or timeliness of any information in the Service.

You must be at least 18 years old and legally able to enter into contracts. You agree to provide accurate registration information, to keep your credentials confidential, and to be responsible for all activity under your account. Notify us at contact@taxdeediq.com if you suspect unauthorized use.

Accounts are for a single user. You may not share credentials, and you may not allow multiple people to use one subscription.

Paid plans and their current prices are shown on our pricing page. Prices are stated in US dollars and exclude any taxes, which we add where required.

Free trial. When you create an account you receive a 7-day free trial of the Essentials plan. The trial requires no payment method, nothing is charged during it, and it does not convert into a paid subscription on its own. When the trial ends, access to the paid areas of the Service stops until you choose to subscribe.

Billing and automatic renewal. When you subscribe, your payment method is charged for the first period on that day. Subscriptions then renew automatically at the end of each billing period (monthly or annual, as chosen) at the then-current price, until you cancel. By subscribing you authorize us and our payment processor to charge your payment method on a recurring basis.

Cancellation. You may cancel at any time from your account or by writing to contact@taxdeediq.com. Cancellation stops future renewals. Your access continues until the end of the period you already paid for.

Price changes.We may change prices. Changes apply to the next billing period and we will give you at least 30 days’ notice by e-mail. Continuing to use the Service after the change takes effect means you accept the new price.

Failed payment. If a charge fails, we may retry it and may suspend access until payment succeeds.

You agree not to:

• scrape, crawl, bulk-export, or systematically copy the Service or its data by any automated means;
• resell, sublicense, redistribute, or make the Service or its data available to anyone outside your account;
• use the Service to build, train, or improve a competing product or dataset;
• circumvent paywalls, rate limits, authentication, or any technical restriction;
• upload unlawful content, infringe anyone’s rights, or interfere with the integrity of the Service;
• use the Service for any purpose that violates applicable law.

Some features help you research property owners and identify potential surplus (excess) funds from completed sales. These features surface information; they do not authorize any particular use of it.

We may suspend accounts that we reasonably believe are being used for unlawful or abusive outreach.

The Service, including its software, design, text, and the Safety Score methodology, belongs to us and is protected by intellectual property law. We grant you a limited, non-exclusive, non-transferable, revocable right to use the Service for your own business purposes while your subscription is active. No other rights are granted.

Underlying facts drawn from public records are not owned by us; our compilation, presentation, and analysis of them are.

The Service links to and depends on third parties, including county and auction websites, property appraiser sites, mapping and data providers, and our payment processor. We do not control them, are not responsible for their content, availability, or practices, and their terms govern your use of them.

You may stop using the Service at any time. We may suspend or terminate your access if you breach these Terms, if payment fails, or if we reasonably believe your use creates legal risk or harms the Service or other users. We may also discontinue the Service, in which case we will give reasonable notice and will not charge you for periods after it ends.

Sections 2, 3, 4, 9, 12, 13, 14 and 16 survive termination.

The Service is provided “as is” and “as available”, without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, and non-infringement. We do not warrant that the Service will be uninterrupted, error-free, or that any information in it is accurate or current.

To the maximum extent permitted by law, we will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost opportunities, lost data, or losses arising from any purchase, bid, or investment decision you make.

Our total aggregate liability arising out of or relating to the Service is limited to the amount you actually paid us in the twelve (12) months immediately before the event giving rise to the claim.

Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you. Nothing here limits liability that cannot lawfully be limited.

You agree to indemnify and hold harmless Eiai Solutions LTDA and its officers, employees and contractors from any claim, loss, liability, or expense (including reasonable legal fees) arising from your use of the Service, your breach of these Terms, your outreach to property owners, or your violation of any law or third-party right.

We may update these Terms. If a change is material, we will notify you by e-mail or in the Service before it takes effect. Continuing to use the Service after the effective date means you accept the updated Terms. The “last updated” date at the top always reflects the current version.

These Terms are governed by the laws of the Federative Republic of Brazil, without regard to conflict-of-law rules. Any dispute will be submitted to the courts of the Federative Republic of Brazil, and you and we consent to that jurisdiction. Nothing here deprives a consumer of the protection of mandatory rules of the country where they reside.
